Property title search in California draws on three sources. The County Recorder holds grant deeds, deeds of trust and recorded liens. The County Assessor holds valuation under the Proposition 13 cap, which lifts to market value when a property changes hands.

Is a preliminary report the same as a title search?
No. Under California Insurance Code section 12340.11 a preliminary report is an offer to issue a title policy subject to stated exceptions, and it is expressly not a representation of the condition of title. The search and examination work behind it is a separate exercise, and that is the work we perform for licensed California entities.
What is Mello-Roos, and will a standard lien search catch it?
Mello-Roos is a Community Facilities District special tax used to fund infrastructure in newer developments. It is a parcel tax outside the Proposition 13 cap, and it appears on the tax bill rather than in the recorder’s lien index. A standard search will not catch it, so it needs a dedicated check against the assessment record.
How does Proposition 13 affect a title search?
Proposition 13 caps annual assessed value growth until a property changes ownership, at which point it is reassessed to market value. That can produce supplemental assessments after closing. We report the reassessment posture alongside the current balance, so a file does not close with a supplemental bill still in flight.
How does a judgment attach to California property?
A money judgment becomes a lien on real property when an abstract of judgment is recorded with the County Recorder in the county where the property sits. It does not attach statewide, which is why portfolio and multi-parcel searches have to be run county by county rather than under a single name search.
Do HOA liens outrank a first deed of trust?
Generally no. An association assessment lien takes priority over liens recorded after its notice of delinquent assessment, which follows ordinary first in time priority. California has no super-lien statute of the kind found in some other states, so an earlier recorded first deed of trust will usually retain its position.
How far back does a California title search go?
A current owner search covers present vesting and open encumbrances. A full chain search reconstructs ownership and recorded interests as far back as the file requires, which in older coastal and central counties can reach into land grant era descriptions. Depth is set by the transaction and your underwriting standards rather than by a single statutory period.
